NHS Dentist to bring smiles to Signal Yard
Published on 18 September 2025

Exciting new destination will welcome the community with food, fitness, health, services and more.
The development of Signal Yard at Milton Park is well underway, with the base build due to complete by the end of this year. Set to become a vibrant new hub, Signal Yard will bring together food, fitness, health and everyday essentials in one place, setting a new benchmark for science and business communities.
More than just a place to work, Signal Yard has been designed with inclusivity in mind, to support Milton Park occupiers and open to the wider local community. Interest from retailers has been strong, with 13 of the 17 units already let or under offer to a mix of well-known names and independent local businesses.
Visitors can look forward to a diverse line-up of food and beverage outlets, fitness and health services, convenient essentials and pop-up retailers. The hub will be open into the evenings and weekends, creating a lively destination beyond the working day. A dedicated outdoor events space and beautifully landscaped gardens will host regular community events and provide places to relax, play and connect.
State-of-the-art dental practice
The first confirmed occupier is Damira Dental Studios, which will open a flagship practice at Signal Yard at the end of 2025 ahead of Signal Yard’s official 2026 launch. The state-of-the-art studio will deliver care for up to 6,000 NHS patients alongside private services.
Accessibility has been placed at the heart of the development. Signal Yard will provide secure bicycle storage, showers for cyclists, EV charging bays and dedicated parking, as well as excellent public transport links, with bus stops right outside the hub. These are supported by Milton Park’s sustainable travel partnership with Thames Travel.
Signal Yard – a space welcoming for everyone
Clare Fleet, commercial surveyor at Milton Park, said: “The Signal Yard project was a key deliverable of our 2040 vision and was born out of feedback from stakeholders, occupiers and local residents, shaping the scheme from the very start.
“The result is a space that is welcoming to everyone and uses the green space around the buildings, which we know our occupiers enjoy. It also reflects our ambition to transform Milton Park into a destination beyond the traditional 9 to 5 working day, offering a vibrant 24/7 environment with amenities for everyone.
“The level of interest we received from retailers was huge and with the incredible support of Tom Vecchione, Director at Benedicts Surveyors, we have been able to curate and partner with an exciting mix of innovative and well-known local businesses in Oxfordshire.
“This project has been one of the most challenging of my career but also a real highlight and I cannot wait to see how our occupiers and the local community enjoy it. I am particularly excited to begin revealing our operators, starting today with the award-winning Damira Dental Studios”
NHS and private dentistry
Damira Dental Studios will be, the first occupier to open at Signal Yard, offering dental care to 6,000 NHS patients alongside private appointments, covering everything from routine check-ups to advanced cosmetic treatments.
